NOTICE OF PUBLIC HEARING PLANNING COMMISSION OF POCOMOKE CITY POCOMOKE CITY, MD Pursuant to Chapter 230 of the Code of Pocomoke City, notice is hereby given that a Public Hearing will be held before the PLANNING COMMISSION OF POCOMOKE CITY in the Council Chambers at City Hall, 101 Clarke Ave., Pocomoke City, Maryland on Thursday, July 17, 2025 at 6:00PM for the following ordinances:
ORDINANCE NO. 2026-0-1: AN ORDINANCE OF THE MAYOR AND CITY COUNCIL (THE COUNCIL) OF POCOMOKE CITY TO AMEND THE OFFICIAL CITY ZONING MAP FOR LOT 1, MAP 92, GRID 2, PARCEL 210 CONSISTING OF 74.17 ACRES ALONG OLD VIRGINIA ROAD, SAID PROPERTY OWNED BY THE CITY; TO AMEND THE ZONING ON THE PROPERTY FROM M-1 INDUSTRIAL AND B-2 GENERAL BUSINESS TO PLANNED REDEVELOPMENT DISTRICT, REFERRED TO AS “PRD FLOATING ZONE” AS MADE REFERENCE TO BY CHAPTER 230 OF THE ZONING CODE, ARTICLE VII, SECTIONS 230-55 THROUGH 230-60.
ORDINANCE NO. 2026-0-2: AN ORDINANCE OF THE MAYOR AND CITY COUNCIL (THE COUNCIL) OF POCOMOKE CITY TO AMEND CITY CODE CHAPTER 101 BUILDING CONSTRUCTION ARTICLE I BUILDING PERMITS AND CHAPTER 230 CITY ZONING CODE ARTICLE XV ADMINISTRATION AND ENFORCEMENT FOR THE PURPOSE OF CLARIFYING AND MAKING UNIFORM THE TIME LIMITS AND EXPIRATION OF BUILDING AND ZONING APPLICATIONS; TO ESTABLISH TIME LIMITS ON PERMITS THAT ARE NOT KEPT ACTIVE; OR WHEN THEY DEEMED TO HAVE EXPIRED; TO AUTHORIZE THE GRANTING OF TIME EXTENSIONS UPON SHOWING JUSTIFIABLE CAUSE.
ORDINANCE NO. 2026-0-3: AN ORDINANCE OF THE MAYOR AND CITY COUNCIL (THE COUNCIL), OF POCOMOKE CITY , MARYLAND, TO AMEND THE CITY’S ZONING CODE CHAPTER 230, ARTICLE V R-1 RESIDENCE DISTRICT, SECTION 230-35 ACCESSORY USES E; ARTICLE VI, R-2 RESIDENCE DISTRICT, SECTION 230-42 ACCESSORY USES E; ARTICLE VII R-3 MULTI-FAMILY DISTRICT, SECTION 230-49 ACCESSORY USES E; TO ELIMINATE THE KEEPING OF ROOMERS OR BOARDERS BY A RESIDENT FAMILY IN RESIDENTIAL ZONING DISTRICTS.
ORDINANCE NO. 2026-0-4: AN ORDINANCE OF THE OF THE MAYOR AND CITY COUNCIL (THE COUNCIL) OF THE POCOMOKE CITY (OR THE CITY OF POCOMOKE CITY OR CITY), TO CREATE CHAPTER 206 OF THE POCOMOKE CITY CODE IN ORDER TO ADOPT CRITICAL AREA ZONING REGULATIONS, ENTITLED “POCOMOKE CITY CRITICAL AREA PROGRAM” AND TO ADOPT A SUPPLEMENTAL ZONING MAP ENTITLED “CHESPEAKE BAY CRITICAL AREA OVERLAY DISTRICT MAP” TO IMPLEMENT REGULATIONS REQUIRED BY THE NATURAL RESOURCES ARTICLE OF THE MARYLAND ANNOTATED CODE TO FURTHER PROTECT THE WATERS OF THE STATE.
ORDINANCE NO. 2026-0-5: AN ORDINANCE OF THE MAYOR AND CITY COUNCIL (THE COUNCIL) OF POCOMOKE CITY, MARYLAND, TO AMEND THE CITY’S ZONING CODE BY ADOPTING A NEW ARTICLE XII, ENTITLED “URBAN DESIGN STANDARDS” AND NEW SECTION 230-82 ENTITLED ARCHITECTURAL DESIGN MINIMUM REQUIREMENTS FOR NEW CONSTRUCTION TO ENSURE NEIGHBORHOOD COMPATIBILITY.
ORDINANCE NO. 2026-0-06: AN ORDINANCE OF THE MAYOR AND CITY COUNCIL (THE COUNCIL) OF POCOMOKE CITY, MARYLAND TO AMEND CHAPTER 230 ZONING CODE OF THE CITY’S CODE OF ORDINANCES AND TO ADOPT AS PART OF NEW ARTICLE XII: “URBAN DESIGN STANDARDS” BY ADDING 230.83 SIGN STANDARDS AS APPLIED TO MURALS AND SIGNAGE WITHIN THE CITY OF POCOMOKE CITY
